I realize this question is pretty open but hopefully someone can give me a general answer.

What is the life span of a Mylar sail used in the Northeast climate? I am not familiar with this material as my current Hobie does not use it. Assume a 5 month sailing season and the sails are stored off the boat when not in use. Is there an "average" number of years Mylar will last? Does this material get soft when it needs replacing? The current boat I am looking at has no tears or repairs and the stitching looks good.

My high-400's sail is now 15 years old. Starting to show some delamination along the seams and wrinkle lines. It's been used hard in salt water all that time. Bolt rope has shrunk a lot, but sail has not lost any shape that I can see. I don't think they get soft like a dacron sail, they just come apart.
